Your direct booking is non-refundable once confirmed. This means we’re unable to provide a refund for cancellations, no-shows, early departures, or unused nights.

If your plans change, please contact us as soon as possible. Date changes may be reviewed, but they are subject to availability, rate differences, and written approval. We recommend confirming your travel plans before booking and considering travel insurance for added protection.

***By Booking with us, you agree to the following:***

**Noise and Socializing:**

- We highly recommend against social gatherings larger than the registered group, we respect our neighbours right to a quiet spacing.
- We ask that guests keep noise to a minimum, especially after 9 PM
- You agree that any noise complaints may result in a $850 CAD Service Charge
- If there are more than the number of registered guests in the unit, you may be evicted and your deposit forfeited with no refund issued
- Our team may reach out to you in the event of noise, you agree to comply with their requests
- If your actions results in any legal letters, you agree to cover the cost

**Living in the space:**

- We ask that you do not rearrange the furniture
- We ask that you do not unplug any of the electronics
- Doing so may damage the floor and mark up the walls and may result in a $150 CAD additional cleaning charge
- You agree not to wear shoes within the unit
- Smoking of any substance is prohibited indoors
- You may smoke downstairs or on the balcony with the door closed
- If smoking is done indoors, you agree to a $700 CAD smoke cleaning charge
- Do not throw any objects from the balcony, doing so will result in legal prosecution and a $5000 service charge

**Lost and stolen items:**

- Lost keys are a $150 replacement service charge
- Lost parking fob is a $200 replacement service charge
- We do expect all items in the unit to be accounted for, all other items will be a separate replacement charge
